What cookies are
Cookies are small files stored on your device. We also use browser local storage for the same kinds of purposes. Some are set by us (first-party); others are set by Google or Meta if you allow those categories.
How we ask
On your first visit a banner lets you accept all cookies, reject non-essential cookies, or choose by category. Necessary cookies are always on. Functional, analytics, and marketing stay off until you agree. You can reopen the panel with Cookie settings in the footer. Your choice is stored for up to 12 months.
Categories
Necessary — consent record, remembering a closed popup, and core site function.
Functional — Google Maps embeds on property pages. Until you allow this, we show a placeholder and a link to open the map in a new tab.
Analytics — Google Tag Manager loads Google Analytics 4. Consent Mode is denied by default and updated only if you accept.
Marketing — Meta Pixel. The script is not loaded unless you accept marketing.

Other requests
The site loads Material Symbols from Google Fonts. The site typeface (Poppins) is self-hosted via Next.js. Admin sign-in uses a separate authentication cookie on the CMS, which is not part of the public website.
How to change your choice
